Why we're building it

We needed a partner, not an ATM.

We're investors ourselves. When we borrowed for our own deals, money was the easy part. What we were missing was someone in our corner: a guide who'd look at the whole plan with us and help us do things the right way.

So we're building the lender we wanted when we were the borrowers. Better, not cheaper.

A plan that adds up is a loan that gets repaid.

Our approach

The lender we wish we'd had.

01

A partner, not an ATM.

We work with borrowers on the whole deal, because their success is how loans get repaid.

02

Every deal is a business plan.

A deal on paper isn't a deal in hand. The plan has to make sense from A to Z.

03

Everything has to line up.

Work, time, money, checks, and value. We test each part of the plan against the others.

04

Eyes on the work.

Money goes out in stages, and only after the work is inspected.

05

Day one to exit, in plain sight.

No waiting in the dark. Borrowers and investors see every step and what comes next.

For investors

Built for the people funding the loans.

Loan by loan

You see what you fund.

Each loan has its own LLC and its own investors. No pooled fund: you know exactly which loan your money is in.

Paid as funded

Interest on every funded dollar.

Your money moves when a loan closes, and renovation money as each draw is approved. Interest runs from the day each dollar is funded until it's repaid.

Real security

First lien on the house.

Every loan is secured by a recorded, first-priority lien on the property, held by the loan's own LLC.

Our own engine

DealScore checks every deal.

The valuation and risk engine we built for our own investing scores the property, the plan, the market, and the loan. Then people check the engine.

Conservative limits

Never more than 75% of the finished value.

The loan, renovation included, stays at or below 75% of the after-repair value. That leaves a value cushion in front of your capital.

Full visibility

A dashboard for every loan.

We're building an investor dashboard showing funded capital, renovation draws, accrued interest, loan status, and project progress.

How it works

One loan. One LLC. Your money behind it.

This isn't a blind pool. You back specific loans, and each loan lives in its own company.

01

You commit

You tell us how much you'd like to lend. No money moves yet, and nothing is owed on a commitment.

02

We approve a loan

A borrower's deal passes DealScore, a human check, and full credit underwriting.

03

Your money goes to work

You fund the purchase at closing, then renovation money in stages as the work is done and inspected.

04

You get paid back

When the borrower repays, you receive your capital plus fixed interest on the money that was actually lent.

The Loan LLC holds a recorded first lien on the property.

Underwriting

Three checks before any money moves.

Software is fast, people catch what software misses, and a loan needs both.

1

DealScore scores the deal

Automated

Purchase price, renovation budget, timeline, and exit plan. Property size, condition, comps, and after-repair value. Location risks like flood zones, historic districts, and rural areas. The engine checks the loan against our limits and flags anything that doesn't add up.

2

A person checks the engine

Human validation

We verify the square footage and property facts, review more comps, match the photos to the renovation scope, and investigate every flag. A local inspector reports where needed.

3

Credit underwriting decides

Human credit review

We look at the borrower's experience and finances, the equity in the deal, how the loan gets repaid, and what happens if things go wrong. We can require an appraisal or inspections before funding.

Every deal gets one of three answers: approved, approved with conditions, or rejected.

The loan limits

Short loans with room for error.

75%
Max of the purchase price
100%
Of the approved renovation budget, paid in stages
≤75%
Of after-repair value for the whole loan
6–12
Months, typical loan term

The loan is the lower of 75% of the price plus the approved renovation budget, or 75% of the validated after-repair value. Riskier deals get lower leverage. Our goal is to fund qualifying loans within 10 days of a signed term sheet. Investor financing can run up to 24 months, to leave room for delays.

Deal flow

The borrowers are already here.

We don't start from zero. The communities we've built bring us investors and deals every day.

The pilot

We start small, and we prove it.

The first phase is a $2M pilot. We'll track every pilot loan all the way to repayment before we grow.

Phase I · Pilot
$2M

6 to 10 loans over the first six months. We'll measure every loan to the end: repayment, investor payments, and how close our numbers came to reality.

Phase II · Early scale
$10M

Only after the pilot results are reviewed and approved. More investors, more deals, the same underwriting.

Phase III · Platform
$100M

A technology-driven lending platform with institutional-grade reporting and portfolio risk monitoring.

Markets on the shortlist: Texas, Florida, Georgia, North Carolina, and Arizona. We'll pick one or two for the pilot.
